The service these terms cover

These terms apply to the OwnAPart website and its account, discovery and enquiry features. OwnAPart is a marketplace for exploring fractional property opportunities across India. The current website does not execute investments, accept booking deposits, process investment payments or hold investor money.

OwnAPart is operated by Zorant Technologies LLP. Its postal address and policy contact details are listed below. The footer technology credit identifies the site credit; it is not a statement about the identity of a property issuer, investment manager or legal counterparty.

Eligibility and accounts

Account registration is intended for adults who can enter into agreements under applicable law. Provide accurate information, keep your sign-in credentials private and use an account you are authorised to access.

An account or successful sign-in is not investor approval, completed identity verification or permission to participate in a particular offer. Any future live transaction would require its own eligibility checks and written documentation.

Listings, photographs and verification

Property descriptions, photos, locations, minimum amounts and return labels help you compare opportunities. Preview listings and representative photographs are identified on the site. A city map indicates a general area, not a confirmed project address.

Check the actual asset documents, legal structure, approvals, title, financial assumptions, management arrangements and current availability with the responsible provider. A verification description must be read with its scope, date, supporting evidence and unresolved issues. It does not itself establish regulatory approval or eliminate investment risk.

Return information and calculator estimates

Rental yield, appreciation and return-potential labels are assumptions or information specific to the listing. A fixed calculator input means the rate was configured for that listing; it does not mean a guaranteed return.

The calculator estimates simple rental income over the selected holding period and compounds appreciation annually. It does not reinvest rent and excludes taxes, fees, vacancies, financing and disposal costs. Estimates do not establish suitability, a valuation, liquidity or a commitment to pay. Capital can be lost. Seek independent advice where appropriate.

Enquiries and saved opportunities

Sending a property enquiry gives OwnAPart the contact details and investment amount included in the form so its authorised team can respond. An enquiry does not reserve an asset, fix a price, create a contract or transfer an ownership interest.

Saved opportunity IDs and unfinished property-submission fields are kept in your browser. Contact, consultation, provider, feedback and submitted property forms send the supplied information to OwnAPart. Account profile and preference forms save your details. A saved browser draft is not a completed submission.

Acceptable use and uploaded content

Use the site lawfully and respect the privacy and rights of other people.

Do not access another account or attempt to bypass permissions or security controls.
Do not submit misleading property information, impersonate a provider, spam forms or upload malicious files.
Only upload photographs and other content you have permission to use. Listing gallery images are public; do not include identity documents, private financial records or personal information that should not be published.
Do not reuse site material in a way that infringes the rights of OwnAPart, property providers, photographers or other rights holders.

Transactions and ownership documents

Website content and these terms do not replace a signed transaction agreement. If a live investment is offered later, review the issuer, ownership vehicle, instrument, rights, fees, transfer restrictions, risks and applicable eligibility requirements before participating.

OwnAPart does not promise a rental distribution, appreciation rate, resale buyer, exit window or regulator-backed investment. Ownership and payment obligations must be established by the applicable signed documents.

Third-party services and availability

Authentication and hosted data use Supabase. Property maps use Google Maps. External websites and embedded services operate under their own terms and privacy notices. Follow official channels and verify a payment request independently.

Features may be unavailable during maintenance, security work or service disruption. Access may be restricted where reasonably necessary to address misuse, security concerns or legal obligations.

Applicable rights and changes

These terms are intended for an India-focused service and are governed by applicable Indian law. Nothing here excludes rights or remedies that cannot lawfully be excluded.

Updated versions will show a revised date. A future live offer or paid service must provide the relevant commercial and transaction terms before asking you to commit.
