What does fractional property investing mean?
It means participating in a property investment through a defined share, unit or other legal interest, rather than buying an entire property yourself. The legal documents determine whether you hold a direct interest, securities in a vehicle or another contractual right. The word fractional alone does not establish what you own.
Which sectors can I explore?
OwnAPart is designed for opportunities across commercial offices, residential property, retail, warehousing and logistics, hospitality, and mixed-use assets. Each sector has different income drivers, costs and risks. Available opportunities and eligibility depend on the specific offer.
What does verified mean on OwnAPart?
A verification label should identify the checks completed, the supporting documents, the reviewer and the review date. It does not guarantee investment performance, liquidity or regulatory approval. Check the disclosed scope and unresolved issues. The illustrative previews currently shown are not verified offers.
How could an investment generate returns?
Depending on the structure, an investment may distribute net rental or operating income and may benefit from an eventual increase in asset value. Returns depend on the asset, expenses, financing and legal terms. Income can fall or stop, and sale proceeds may be below the amount invested.
What is the difference between rental yield and IRR?
Rental yield describes income relative to an investment value over a period. Check whether a quoted yield is gross or net of expenses. Internal rate of return, or IRR, reflects the timing of projected or actual cash flows, including any exit value. A projected IRR is an assumption-based estimate, not a promised return.
How much can I invest?
The minimum and permitted investment increments are set by each offer and its applicable rules. Review the amount in ₹, the costs payable in addition to your investment and the eligibility requirements before proceeding. OwnAPart does not apply a single advertised minimum to every structure or sector.
Is every fractional ownership offer an SM REIT?
No. A SEBI-registered Small and Medium Real Estate Investment Trust, or SM REIT, is a particular regulated structure. A fractional ownership or co-ownership label is not proof that an offer uses that structure. Verify the named entity, relevant registration and scheme documents where applicable. A marketplace listing or verification badge is not regulatory approval.
Can NRIs invest?
Eligibility depends on the investment vehicle, residency status and applicable Indian and overseas rules. Confirm onboarding, bank-account, remittance, tax and repatriation requirements with the issuer and qualified advisers before committing funds. Do not assume that every offer is available to every investor.
Which costs should I compare?
Ask about acquisition and sourcing charges, management fees, transaction costs, debt servicing, maintenance, insurance, reserves and exit charges. Establish which costs are paid upfront and which reduce distributable income. Compare offers on a consistent net-of-fees basis.
When are distributions paid?
The policy is specific to the offer. It may depend on rent collections, operating cash flow, expenses, reserves and the governing documents. A target frequency is not a guarantee of payment. Look for actual distribution statements and explanations for any variance from the plan.
Can I exit whenever I want?
Do not assume that you can. Private property interests may have transfer restrictions, lock-ins, consent requirements or no readily available buyer. Even a listed security can face price volatility and limited trading. A proposed secondary sale, buyback or asset sale does not ensure an exit date or price.
How are returns taxed in India?
Tax treatment depends on the legal structure, the nature of each payment and your individual circumstances. Ask for the classification of distributions, any withholding details and the documents needed for your records. Obtain advice from a qualified Indian tax adviser.
Which documents should I read?
Start with the ownership and offer documents, asset due-diligence summary, valuation, lease information, financial assumptions, complete fee schedule, risk disclosures, governance rights and exit policy. Where relevant, check registration details against official records rather than relying on a logo or badge.
What can I do with an OwnAPart account?
Use your account to organise opportunity research, manage your profile and keep relevant information in one place. Investment confirmation, payments, statements and distributions must be supported by actual provider and transaction records. The current site is a preview experience and does not execute investments or hold investor money.
How do I submit an opportunity?
Use Add property to outline the asset, sector, location, legal structure and provider contact. Prepare source documents and explain the basis for financial projections. A submission is a request for review, not permission to advertise an approved investment or collect investor money.
